NEW LANDLORD | NEW PROPERTY
This procedure should be used when our sales team signs up a new property. As a customer, this is often the first point of contact, lets be sure to make it memorable.

SUPPORT
1. Welcoming the Landlord
Send an e-mail to the landlord and welcome them to Thompson Asset Management. Attach the standard welcome letter.

2. Follow up Until We Receive the Data
a. If the landlord hasn't replied, please follow up 2 business days later and send the follow up e-mail.
b. If the landlord hasn't replied to the email, please send them a follow up text message.

3. Communicate the results with the team members.
The follow up data hasn't been determined yet, but we need to know:

# of vacant units
# of occupied units

For all the occupied units, please ask the landlord for a copy of all the leases.

LEASING
1. Determine the rental objectives
# of Vacant Units
- Capture media
- Determine rental price
- Communicate the maintenance requirements with the landlord and with the maintenance manager.

- Drop a notice of direction

2. Capture media and upload to the drive
Send an e-mail to the landlord and welcome them to Thompson Asset Management. Attach the standard welcome letter.

Start the advertising process to get the unit rented.
ACCOUNTING
1. Create the folders in the Drive

2. Add the property to YRQ & Invite the owner to the Owner Portal
​
3. Add the tenants to YRQ & Rent Cafe
COMPLIANCE
1. Save the Direct Deposit for in the [zZzZ]

2. Verify that all the contracts have been saved.
​
3. Verify the systems info
- Are the vacant units advertised and in the pipeline?
- Are they vacant / occupied on Rental Collection & Yardi?

4. Reach out to the landlord and send the Survey: Landloard Onboarding
